What is Staging?
Decorating a house to sell, also called Home Staging, will help the home sell faster and for more money. Staging creates immediate buyer interest in the property by adding textures, colors and decorations to the house. By establishing a comfortable atmosphere, a vacant house can be transform into a cozy environment. This leads to a faster sale at a higher price.
Home Staging is not interior design, but rather a technique used to highlight the best features of the home to create a strong first impression.
Prepare the home for sale
Observe the home from the point of view of a potential buyer. Then make the necessary transformations. All it takes is a game plan, some creativity, a jar of elbow grease, and the strong desire to showcase the home in order to sell it quickly for as much money as possible.

Any main room or feature room — such as a living room, dining room, or master bedroom — should always be set up to highlight the function of the original design.
For example, if you are currently have a home office in the formal dining room, it should be transformed back into a formal dining room. Potential buyers will expect the dining room function and present as a dining room.
Setting all the spaces
If a formal dining room is part of the home’s design, show that to the buyer. Without that showcase, the impression is that the house is out of space and needs to be modified to be functional. If the extra bedroom is a home office, that’s fine. It must however be neat and tidy, and there must be other bedrooms in the home.

Staging Benefits
· Highlights the positive aspects of the home rather than what needs to be improved
· Decreases the time necessary to sell the property
· Increases the overall sales price
· Brings life to rooms that are otherwise dull and empty
· Presents room ideas for potential buyers to see
Any spare room with no real use should be shown as livable space. The same goes for completely empty rooms: the more functionality you can show, the better. Transforming the room into usable square-footage is always the better option and very easy to accomplish.
